How to Price Your Home to Sell Fast — Without Leaving Money on the Table

Pricing strategy is the single biggest lever sellers have. Here's how top agents think about it — and how to avoid the most common mistakes.

The most common mistake sellers make is pricing their home based on what they need, not what the market will bear. It's understandable — you've lived in this home, improved it, and have an emotional connection to it. But buyers don't pay for your memories. They pay for comparable value in the current market.

A comparative market analysis (CMA) is your starting point. A good CMA looks at homes that have sold in your neighborhood in the last 90 days, adjusting for square footage, condition, lot size, and upgrades. This gives you a defensible price range — not a single number, but a band within which your home should be priced.

Within that band, pricing psychology matters. Homes priced just below a round number — $499,000 instead of $500,000 — appear in more search results and feel like a better deal to buyers. It's a small thing, but it drives more showings, and more showings drive better offers.

If your home sits on the market for more than three weeks without an offer, the price is almost certainly the issue. A 3–5% reduction, done early, is far less costly than a series of small reductions over months that signal desperation to buyers.
